Board Adopted Mission Statement

“The mission of the Board of Directors is to provide a safe, secure environment for the community members and their guests, while maintaining a transparent, financially stable, and welcoming administration”.

Common Interest Development

The Oaks Community Association is a common interest development governed and regulated by the Davis-Stirling Act. Because the homes within the community are manufactured, the California Department of Housing and Community Development (HCD) also enforces applicable regulations.

Homeownership

The Oaks is a resident-owned community consisting of 208 homesites. Each homeowner owns both their home and the lot on which it is located, providing the benefits of traditional homeownership within a well-maintained community setting.

Residents contribute to the upkeep and enhancement of the community through monthly Homeowners Association (HOA) dues, which are currently $240 per month. These dues help support the maintenance of common areas, community amenities, and shared services.

Utilities

Sewer, water, natural gas, and electricity services are individually sub-metered and billed monthly based on each resident's actual usage.

The Oaks operates a community solar farm, allowing electricity to be delivered through PG&E's infrastructure at a significantly reduced cost to residents. The community also maintains and operates its own wastewater treatment facility.

Natural gas service is provided by PG&E, while treated water is supplied by the Jackson Valley Irrigation District, ensuring reliable utility services throughout the community.
